Condensation
Condensation is said to be one of the most common cause of dampness in buildings today, probably accounting for most of dampness problems reported. It affects both old and new properties and is often said to be a modern lifestyle problem caused by increased use of washing machines, tumble dryers, and daily use of showers and baths. All of this means that the modern average household releases considerably more vapour into the internal environment than homes of previous generations. Combine this with our warmer better insulated homes with less ventilation and fewer air changes, meaning that the water vapour is no longer able to escape up the chimney or through door jambs, window joints and other outlets and serious problems with condensation can arise.
Condensation occurs when moist air comes into contact with air or a surface, which is of a lower temperature. Warm air can hold more water than cool air. So condensation is caused when moisture-laden air comes into contact with a cold surface the air is cooled to a point where it can no longer hold its burden of water vapour. On impervious surfaces such as glass and paint, beads or films of water collect, but on permeable surfaces such as wallpaper and porous plaster the condensing water is absorbed into the material. Therefore the problem may not be initially obvious until the characteristic black mould appears. Black mould can affect health. The airborne spores produced can adversely affect sensitive people such as asthmatics
